The typical Canadian real estate company is still operating with the "old-school" bricks and mortar mentality - large and often half-empty retail spaces with numerous administrative and management staff collecting salaries and owners expecting their piece of the pie. Add an expensive franchise brand and suffocating corporate policies and it's easy to see why more and more Realtors are choosing to leave these companies and develop their own "independent" brand.
In short, it's 2021 and there is an ever growing movement by Realtors and clients towards technology, social media, less commuting and the associated freedom of working from anywhere but a cubicle in a typical office environment.
The truth is, a typical Canadian real estate office has no choice. They have to collect a substantial and continual revenue stream from Realtors simply to survive. This is because their overheads are excessive and their operations are bloated and inefficient.
At Five Sails Realty we are very clear regarding our role.
We have moved away entirely from the old-school franchise model, stripping away all the unnecessary and expensive "Realtor services". These services are simply an expensive burden for most Realtors. In tandem with this approach, we have created a very lean business model, operating the company out of a small administrative office in Downtown Vancouver and from a satellite office in Whistler. Creating balance in your life is important!
With more than thirty years of experience our owner and Managing Broker offers guidance and hands-on advice to our Realtors while overseeing all transactions. Additionally, we have a dedicated conveyancer who utilizes Transaction Desk and LoneWolf's Back Office. When a deal is completed, our Realtors are paid their hard earned commission within two business days, via a quick and efficient electronic transfer of funds.
All our Realtors conduct their business from anywhere they wish. The expectation is that they either have a "home office" or they may choose to establish their own branded office in a commercial space. Or maybe they do everything while sitting on a beach in The Caribbean. We are the absolute definition of a "virtual office" and we believe this is the way of the future for the majority of Canadian Realtors.
Our Realtors work on self promotion, rather than relying on a brokerage to actively promote a corporate brand. We believe that in 2021 your clients will hire you because of your experience, knowledge and skill-set. They probably couldn't care less where you choose to hang your license, they don't want to travel to see you in a fancy office and they are perfectly capable of conducting business digitally.
As an extremely efficient real estate office, our overheads are very low. This allows us to offer a financial arrangement that will be very attractive to any Realtor that appreciates our approach to operating a succesful brokerage.
Our primary focus is to ensure all our Realtors receive the required oversight from our highly experienced and always approachable Managing Broker, so they operate their business within the rules and regulations governing our industry. Our conveyancing and accounting departments compliment this primary focus, with transactions handled efficiently and Realtors paid out electronically, in a timely manner.
We believe you have earned your commission - so you should keep it..... we do not split your commission. All we ask is that $150 of each commission you earn is retained by the company. Some call this a "Deal Fee" - in our case it's basically how we ensure we can afford a dedicated conveyancer!
To cover our corporate expenses and, frankly, so that our owner and Managing Broker can earn a few dollars for his oversight of the property transactions, our Realtors pay a monthly brokerage fee. The fee is only $200 a month.
Just like this introductory website, our business model is purposely very simple. There are no additional brokerage fees. Anything else a Realtor chooses to subscribe to, such as membership of the Real Estate Board of Greater Vancouver, is at the Realtor's expense. It's your business, so you decide where you want to incur additional costs.
